What You Need to Sell Your House
To market your home professionally, you'll need the following:
- Professional photographs – High-quality images are essential. They help buyers understand the space and make your listing stand out.
- Floor plan – A clear floor plan shows the layout and room sizes, helping buyers visualise how the property flows.
- Energy Performance Certificate (EPC) – An EPC is legally required when selling a property and must be available before marketing begins.
- Photographer services – Most property photographers also create the floor plan on the same day they take the photographs. Typical cost: £150–£250, depending on the size of the house.
- Using existing estate-agent photos – If your home has already been on the market, you may be able to contact the original photographer and request permission to use their images. In some cases, you can purchase the rights to use the photos for your own marketing.
