When buyers step inside, they decide how they feel within seconds. Your job isn't to sell hard — it's to create a calm, inviting space and gently guide them through it.
With a little preparation and a friendly, relaxed approach, you let your home do the talking and give buyers room to fall for it.

Open curtains and blinds, switch on lamps, and let in fresh air. A tidy, light-filled, gently warm home instantly feels welcoming. Soft background music and a faint pleasant scent help too.
Lead with your strongest rooms. Start at the most impressive space, flow logically through the home, and finish on a high note such as the garden or a beautiful living room.
Walk in first, step aside, and give buyers space to look. Point out one or two genuine highlights per room, then let them imagine themselves living there.
Mention the morning sun in the kitchen, how quiet the street is, or the friendly neighbours. Share what you love about living there — it's far more persuasive than a list of measurements.
Give people time and keep the group small. Avoid hovering. Be ready to answer questions honestly, and let silences sit while buyers take it all in.
